HOMEOWNER

My name is Cheryl Marine, and my husband and I decided to build an ADU because of my aging mom. Like many families, I'm part of the "sandwich generation," caring for both my children and my mother. She was living just down the street, but close wasn't close enough. We wanted her nearby so I could make sure she was safe, healthy, and never alone.

The moment she shared that she was feeling lonely, we knew it was time to act.

A friend invited us to one of Backyard Estates' open houses, where we met Tom and immediately fell in love with the concept. My mom especially loved that, instead of continuing to pay rent every month, she could put that money toward something our family would actually own. It transformed the ADU from simply a place to live into a lasting investment for all of us.

One of the biggest reasons we chose Backyard Estates was their timeline. We didn't want my mom to wait any longer than necessary to move in. During our office visit, they used technology to show us exactly how the ADU would fit on our property, helping us visualize what our backyard would become.

Like many homeowners, we worried about losing too much yard space. Instead, Backyard Estates showed us that we could have both—a beautiful ADU and plenty of outdoor space to enjoy. In fact, we still have room for the pool we've always wanted.

The construction process exceeded our expectations. I still remember getting the call that construction was starting—it was April 23rd, the day after my birthday—and from that moment on, we counted the weeks until completion. The speed and organization of the project amazed us.

Now we're entering an exciting new season of life. “We're so happy to start a new chapter with Mom living with us on the property, but separate from the house.” She has her own independence, and we have the peace of mind that she's only steps away whenever she needs us.

Without hesitation, I would absolutely recommend Backyard Estates to anyone considering building an ADU.

Site work on this lot

No surprises. Here’s why.

Our Formal Property Analysis found all of this before they signed.

Step 1 of 2

Found before we started

Our architect and engineers checked this lot before we designed anything. Finding these early is how we avoid surprises during the build.

Electrical service upgraded to a 400-amp meter: The existing panel, at the FPA site visit, Jun 9, 2025

The existing panel, at the FPA site visit, Jun 9, 2025

Electrical service upgraded to a 400-amp meter

What we found during the FPA
The electrical panel had to power two homes.
How finding it early helped
Our load calculation showed what the panel could carry, so any upgrade and the utility’s scheduling started early, not after the walls went up.
What it meant for this homeowner
Power for both homes from day one, with no wait on the utility.
Soil dug out and recompacted: Digging the footings, Apr 26, 2026

Soil dug out and recompacted

What we found during the FPA
The soil under the ADU had to be dug out and packed down again before the foundation.
How finding it early helped
The soil findings set how deep to dig and how tight to pack it, so the dig, the compaction tests and the foundation were all in the plan from the start.
What it meant for this homeowner
A solid base under the home, with no stop for soil work in the middle of the build.
Retaining wall: The new retaining wall, Jun 26, 2026

Retaining wall

What we found during the FPA
The lot’s slope needed a retaining wall where the ADU sits.
How finding it early helped
Measuring the slope early let our engineer design the retaining wall together with the foundation, so the ground and the home were planned as one.
What it meant for this homeowner
Level ground under the ADU, and a yard that holds its shape.
Longer utility runs (32 feet): The utility trench, Apr 27, 2026

The utility trench, Apr 27, 2026

Longer utility runs (32 feet)

What we found during the FPA
Sewer, water and power lines had to run farther than usual.
How finding it early helped
We mapped the route and checked the sewer’s slope over that distance, then sized the pipe and wire for the length.
What it meant for this homeowner
The yard was dug once, and every line works the way it was planned.
Sewer scope: At the FPA site visit, Jun 9, 2025

Sewer scope

What we found during the FPA
The existing sewer line needed a camera check before the ADU could tie in.
How finding it early helped
The camera showed the line’s condition before we connected, so any repair was planned in, not found under a new yard.
What it meant for this homeowner
A sewer line ready for two homes, and a finished yard left alone.
